Buying on the Central Coast: Why Local Knowledge Matters

I'm a Coastie through and through. My family and I live in Davistown, and when I'm not at my desk you'll find me at the beach or with my hands in the garden. I love this place, and I love helping people make their home here.

Every suburb has its own story

Anyone who's spent time on the Coast knows no two suburbs are the same. You've got:

  • Gosford, the regional hub with easy train access to Sydney
  • Terrigal, with its beachside lifestyle
  • Erina, a family favourite, handy to shops, schools and services
  • Kincumber and Saratoga, where the waterways and village feel draw families wanting a quieter pace
  • And plenty more in between, each with its own mix of property types and buyers

Why does this matter for your loan? Because property type and location can affect lending. Some lenders have particular policies on things like units in certain buildings, properties on larger blocks or acreage, or homes in flood-affected areas, and valuations can vary. Knowing the local landscape helps me anticipate these hurdles and look for lenders on my panel that may suit the property you're buying.

Understanding the Coast's workforce

Our local economy is its own mix too. Loads of people here work in health, education, trades, hospitality, tourism and small business, or commute to Sydney a few days a week. Many have income that isn't a neat, full-time salary.

Having worked in the local health system myself, I understand shift work, penalty rates and the realities of juggling a Coast lifestyle with a Sydney or local career. I know how to explain those situations to lenders.

First home buyers, I see you

Getting into the market on the Coast can feel tough, especially if you grew up here and want to stay close to family. There may be government schemes and concessions that can help, like support with a smaller deposit or stamp duty savings, depending on your circumstances. Eligibility rules apply and these programs change from time to time, so I'll check what's currently available and whether you qualify.

Being local also just makes things easier. I can meet you for a coffee in Erina, pop over after school pick-up, or catch up on the phone when it suits you. You're not a number in a call centre queue. You're my neighbour.
